01 · Decide first
Not every defect needs a new door.
Sometimes repair is the right answer. Sometimes more information is needed first. And sometimes the existing door or doorset genuinely needs replacing.
The important thing is to make that decision before the project moves into installation.

02 · Supply & installation
Fire door supply and installation
Where replacement is required, JFD can supply and install the doorset needed for the location. Depending on the project and specification, this may include:

- Door closers
- Hinges & ironmongery
- Fire door signage
- Fire-rated glazing
- Lever furniture
- Frame & seals

Finishes
Project-specific finishes where required.
Completion documentation
Records supporting what was installed and the work carried out.
The important part is to treat the door as an installed doorset, not simply a door leaf that has been ordered and fitted.
03 · The route
A clear route from requirement to finished installation.
Once the replacement requirement is agreed, the project should be straightforward to follow — five practical steps inside JFD’s wider Decide → Deliver → Close approach.
Decide
- 1Requirement
Confirm the requirement
Start with the survey, door schedule, specification or project information already available.
Clarify anything that still needs checking before the work is ordered.
- 2Specification
Agree the doorset
Establish what is required for each opening, including the relevant doorset, components and finish.
Deliver
- 3Programme
Plan the installation
Work out how the job will be sequenced around the building, access and other activity on site.
- 4Installation
Install and check
Fit the agreed doorset and carry out the relevant installation and quality checks.
Close
- 5Evidence
Hand back the evidence
Provide the agreed documentation and records supporting the completed installation.

04 · Live sites
Fire door installation for buildings that have to keep operating.
Installing a replacement fire door is rarely happening in an empty building. The work may be taking place around staff, patients, students, residents, customers or other contractors.
JFD has relevant experience across environments including healthcare and education, where the installation has to work around what is happening in the building as well as meet the door requirement.
That means the programme may need to consider
- access to the area
- when individual doors can be taken out of use
- the order the work is completed in
- other contractors working nearby
- occupants and building users
- project deadlines

The installation has to work for the building as well as the fire-door requirement.

When the doorset has to solve more than one problem.
Some replacement projects are straightforward. Others need the doorset to do more than provide fire performance.
At Plymouth Mammography Unit, JFD’s work followed significant flood damage and included specialist replacement doors with lead-lined cores for radiation protection and integrated blinds for privacy.

One replacement or a defined programme of work.
JFD can start with the piece of work that needs progressing now. That could be one door, one building or a defined package across several sites.
You don’t need to move your whole fire-door programme to JFD in order to get a replacement project moving.
Send us your replacement scheduleYou may have
- several doors identified for replacement through a survey
- one replacement phase within a larger remedial programme
- a refurbishment project
- replacements across several properties
- work your existing contractor cannot currently accommodate
- a programme that needs completing to a particular deadline
06 · Deliver
Get the installation done without losing sight of the programme.
A replacement programme needs more than somebody arriving on site with the right doors. The Estates or project team also needs to know:
- what is scheduled
- which doors have been completed
- what is still outstanding
- whether anything has changed
- what needs a decision
- what happens next
Once the scope is agreed, the installation programme should give you a clear view of progress as the work moves across the site.

07 · Existing openings
Replacement isn’t always just taking one door out and putting another in.
Existing buildings can throw up surprises. Once work starts, the opening itself may need more attention than expected. That could involve:
- the condition of the existing frame
- opening dimensions
- wall construction
- previous alterations
- ironmongery
- glazing
- other site-specific conditions
- missing or unclear records
The key thing is what happens next. If something changes the agreed scope, you should understand:
- What has been found
- Why it matters
- What needs to happen before extra work goes ahead
Not an unexplained addition to the invoice at the end.

08 · Handover
Finish with more than a fitted door.
The installation isn’t properly closed out when the fitter leaves site.
Your Estates, Facilities or project team still needs a clear record of what was installed and where.
Depending on JFD’s final confirmed process, the handover may include
- door or location reference
- doorset or specification
- installation record
- photographs
- installer and installation date
- quality checks
- relevant certification or documentation
- anything still requiring attention

Finish with clear evidence of what’s closed on the job sheet.

09 · Cost
What affects the cost of replacing a fire door?
There isn’t one useful price for every replacement fire door. The cost can depend on factors including:
- doorset & specification
- size & configuration
- glazing
- ironmongery
- existing frame or opening
- finishes
- access
- quantity
- site location
- programme requirements
- specialist requirements
A standard replacement in a straightforward opening is a very different job from a specialist doorset in an occupied healthcare environment.
If you already have a survey, specification or door schedule, send it over. That gives us a much better starting point for working out what is actually required and pricing the project properly.
Send us your schedule or survey10 · Repair or replace?
Repair or replace? Start with the right decision.
The biggest installation order isn’t automatically the right answer.
- Repair
- Where an appropriate remedial action can resolve the identified issue.
- Replace
- Where the existing door or doorset cannot appropriately be brought to the required condition, or the project specifically requires a new doorset.
- Investigate
- Where there isn’t enough information to make the decision confidently.
If repair is the right route, JFD can support that too.

Questions
Fire door installation FAQs
Something we haven’t covered? Ask it when you send the job over.
Talk through the work →When does a fire door need replacing rather than repairing?
It depends on the door, the defect, its condition and the evidence available.
Some issues can be resolved through repair. Others require replacement. Where the information isn’t clear enough, further investigation may be needed before the right action can be confirmed.
Can JFD supply as well as install replacement fire doors?
Yes. JFD’s current service materials state that it supplies and installs replacement fire doors and doorsets.
What is included in a fire door installation?
That depends on the project and specification.
A replacement installation may involve the doorset, frame, relevant ironmongery, closer, seals, glazing, finishes and the associated installation and completion records.
The exact scope should be agreed for each opening.
How much does fire door replacement cost?
Cost depends on the doorset specification, size, glazing, ironmongery, frame or opening condition, finish, access, quantity and any specialist requirements.
If you already have a survey or door schedule, send it over so the actual requirement can be priced.
How long does it take to replace a fire door?
There isn’t one useful installation time for every door.
The programme depends on the doorset, opening condition, site, access, quantity and any specialist requirements.
Once the scope is understood, the work can be planned around the site and project requirements.
Can replacement fire doors be installed in occupied buildings?
Yes, subject to the project and site conditions.
JFD has relevant project experience in healthcare and education environments where installation work needs to be planned around people using the building.
Can JFD work from an existing fire door survey or door schedule?
Yes.
If you already have a survey, specification, schedule or job sheet identifying replacement doors, send it over.
We can start by reviewing the information you already have.
What documentation do we receive after installation?
JFD’s existing materials state that documentation and certification are provided on completion.
Can JFD replace fire doors across multiple sites?
Potentially, yes.
If your replacement programme covers several South West properties, send us the schedule and locations so we can understand the work involved.
What happens if additional issues are discovered during installation?
If something is found that changes the agreed scope, the issue should be raised and the required next action agreed before uncontrolled additional work goes ahead.
