Fire Door Repairs & Remedial Works

Already have a fire door survey, remedial list or job sheet?

Send it over. We’ll help clarify what needs repairing, replacing or further investigation, then get the agreed remedial work moving.

One site, one backlog or a defined piece of overflow work. You don’t need to move your whole estate to JFD.

01 · Start from what exists

You don’t need to start again.

If the findings already exist, start there.

Send us what you already have and we can help establish the clearest route forward. That may mean straightforward repair work. It may mean replacement. In some cases, something may need checking more closely before the right action can be confirmed.

The point is to use the information you already have and move the work on, rather than automatically starting the process again.

02 · Decide

Make the right call before the work starts.

Not every fire door finding needs the same treatment.

Some can be resolved with a practical repair. Some doors need replacing. Others need a closer look before anyone should confidently specify the work.

  1. Repair

Where a suitable remedial action can resolve the identified issue, JFD can carry out the required repair.

On the job sheetFD30-014Closer not latching leafRepair — adjust or replace closer
  2. Replace

Where the door or doorset is no longer suitable for repair, replacement may be the right route.

  3. Investigate

Sometimes the existing information isn’t enough to make the right call. Rather than guess, the next step may be to establish what is actually there before specifying the work.

03 · Scope of work

What can fire door remedial work include?

Fire door repairs can involve anything from relatively small component issues to more involved work on the door assembly. Depending on the defect and the door, remedial work can include:

Hardware

Door closers

Adjustment, repair or replacement where the closer is not performing as required.

Hinges

Addressing worn, damaged or unsuitable hinges where appropriate.

Latches and ironmongery

Repairing or replacing relevant components where required.

Door assembly

Smoke and intumescent seals

Replacing damaged, missing or worn seals.

Excessive gaps

Correcting gap issues where an appropriate remedial solution is available.

Alignment

Adjusting doors that are not sitting or closing correctly within the frame.

Door leaves and frames

Addressing damage or defects where repair is suitable.

Glazing-related issues

Remedial work around fire-rated glazing and associated components where appropriate.

Larger actions

Upgrades or retrofits

Where an existing doorset can be suitably improved rather than replaced.

Replacement doors

Where repair is no longer the right action.

The right remedial action depends on the door, the defect and the evidence supporting the assembly.

04 · Deliver

Get the work off the list and onto site.

Identifying the problem is one thing. Getting a batch of outstanding actions organised, instructed and completed is usually the harder part.

JFD can take on remedial work covering:

  • an ageing list of outstanding actions
  • a batch of doors at one site
  • work spread across several properties
  • a defined package of overflow work
  • part of a wider fire door programme

Once the scope is agreed, the work can move into a clear programme for delivery.

You should know what is planned, what is underway and what has been completed without having to chase for every update.

Backlog & overflow

A backlog doesn’t have to become a supplier change.

Sometimes the issue isn’t that your current contractor is doing a bad job. They simply don’t have the capacity to take everything on when you need it.

JFD can potentially take:

  • one defined remedial list
  • one problem site
  • a batch of ageing actions
  • a package of overflow work
  • work your existing provider can’t currently accommodate

You don’t need to turn a capacity problem into a wholesale supplier change.

Give us the piece of work that needs moving.

One defined package handed to JFD · existing contractor keeps the rest

05 · Close

Finish with clear evidence of what’s been completed.

The job isn’t finished simply because someone attended site.

Your team still needs to know

  1. which actions were completed
  2. what work was carried out
  3. which doors the evidence relates to
  4. whether anything is still outstanding
  5. what needs to happen next
Closed on the job sheet

Finish with clear evidence of what’s closed on the job sheet.

Anything still open should be clearly identified with the next action required.

06 · Pricing

How are fire door remedial works priced?

The cost depends on the work identified. Factors can include:

  • the type of defect
  • the number of doors
  • the parts and materials required
  • whether the door can be repaired or needs replacing
  • access and site conditions
  • the number and location of sites
  • programme or sequencing requirements

The important thing is that the quote should be easy to pull apart and understand.

Where possible, the scope should make clear:

Repair
What is being repaired
Replace
What is being replaced
Investigate
What needs further investigation
Cost
What the work costs

So your team can see what they are approving rather than being handed one unexplained total.

Questions

Fire door repair FAQs

Something we haven’t covered? Ask it when you send the job over.

Talk through the work →

Can a fire door be repaired rather than replaced?

In many cases, yes, but it depends on the defect, the condition of the door and the evidence supporting the doorset.

Some issues may be suitable for repair. Others may require replacement or further investigation before the right action can be confirmed.

The aim should be to establish the correct treatment rather than assume one route fits every door.

What fire door defects can be repaired?

Depending on the door and defect, remedial work can include issues involving closers, hinges, seals, gaps, alignment, ironmongery, door leaves, frames and other components.

The appropriate repair needs to be considered in the context of the complete door assembly.

Can you work from an existing fire door survey or remedial report?

Yes.

If you already have a suitable survey, report, remedial list or job sheet, send it over.

JFD can review the identified work and help establish the next step without automatically starting the inspection process again.

What happens if further problems are found during the work?

Where something is found that affects the agreed scope, it should be raised and clarified before additional work is carried out.

Can JFD take on only part of our remedial backlog?

Yes, subject to the scope and location of the work.

That might be one site, one group of doors or a defined package of actions that needs additional capacity.

Can you work alongside our existing fire door contractor?

Potentially, yes.

You may simply need another specialist contractor to take a defined piece of work rather than replace your existing provider.

Tell us what needs covering and we can establish whether JFD is a suitable fit.

What evidence do we receive after repairs are completed?

JFD’s current materials state that documentation and certification are provided on completion and that work is supported by a door-level audit trail.

What happens when a fire door needs replacing instead?

Where repair isn’t suitable, JFD can help scope and deliver replacement fire doors and installation.
